1920s Francisville home in rehab | Philadelphia Real Estate Blog

We found this ?little? Francisville renovation project off of Ridge Avenue near the corner of 16th and Harner streets. The home at 853 N. 16th St. is listed as a multi-family property on a plot of land less than 1000 square feet. The fairly old home was built in 1920 and it appears to be attached to the home at 855, which was also built at the same time.

The building scaffolding does appear to connect to 855, which features some great bay windows and several private entrances, but according to Philadelphia real estate tax records, the buildings are owned by two separate parties. The structure at 853 is currently owned by a Los Angeles-based company called Evergreen II, L.P. and was purchased in February of this year for $67,000.

While that price sounds like a steal considering the location (blocks from Girard College and a quick commute to Temple), one online listing warned potential buyers, ?Property is in shell condition, total rehab, please bring flashlight.?

Some listings note that it is a four-bedroom, one-bath unit, while the majority of them don?t even list the number of bedrooms or bathrooms due to the shell condition.? We will be curious to see what is behind the big blue curtain and hope we won?t need a flashlight.
