Which Contraception Method is the Right One for You? ? FemGuide ...

Contraception is nothing that a woman or a couple want to leave to chance; babies are the world?s biggest joy but they are also a lifelong responsibility, and taking control of when and if you?ll get pregnant is a very mature thing for any woman to do.

Choosing the right contraception is not always as easy as it may seem. Not every woman can take the birth control pill as it is a very strong medication, and has certain risk factors such as blood clots and infections. Women who smoke or who are obese increase these risk factors.

Taking the birth control pill for decades may also damage a woman?s health overall. Many are advised to switch to a different method when they?re in their 30?s or 40?s, simply as a safety precaution.

Condoms are the only birth control method that protect from sexually transmitted diseases, although some don?t like their use because they interfere with the sensation of sex and some men are adverse to using them.

Methods that don?t involve any type of actual birth control such as the rhythm method or withdrawing before ejaculation are very risky and have a high failure rate. Some women choose these methods because they?re the only ones accepted by their religion or culture, so they need to be used carefully in order to be the most successful.

The bottom line is that there is no one method of contraception that will work for all women equally. Each must decide the best, safest, most effective, and most acceptable method for herself and her partner. In all cases a woman should get her information about contraception and her choice from a doctor so she understand the risk factors, failure rates, and options she may not know about, and so that she can make the most informed decision possible when it comes to her reproductive health.

Jim T. Miller: How to Choose a Medicare Advantage Plan

Dear Savvy Senior: I'll be 65 in a few months -- Medicare enrollment age -- and am interested in getting a Medicare Advantage plan to cover my health care and prescription drugs. Can you give me some advice on choosing a plan?

--Searching Senior

Dear Searching: Medicare Advantage plans have become increasingly popular among retirees over the past few years. In fact, around one-fourth of all Medicare recipients -- nearly 13 million Americans -- are currently enrolled in a Medicare Advantage plan. Here are some tips and tools to help you choose the best plan for you.

Medicare Advantage

Sometimes called Medicare Part C, Medicare Advantage plans are government-approved health plans sold by private insurance companies that you can choose in place of original Medicare. The vast majority of Advantage plans are managed-care policies such as HMOs or PPOs that require you to get your care within a network of providers.

If you join an Advantage plan, the plan will provide all of your Part A (hospital insurance) and Part B (medical insurance) coverage; some plans even offer extra benefits like vision, dental and hearing. And, most plans include Part D prescription drug coverage too.

You also need to be aware that the monthly premiums for many Advantage plans are cheaper than if you got original Medicare, plus a separate Part D drug plan and a Medigap policy, but their deductibles and co-pays are usually higher. That makes these plans better suited for healthier retirees.

How to Choose

To help you choose a plan, a good first step is to call your doctors and find out which Advantage plans they accept, and which ones they recommend. Then go to the Medicare Plan Finder tool and compare those options. When comparing, here are some key points to consider:

Total costs: Look at the plan's entire pricing package, not just the premiums and deductibles. Compare the out-of-pocket maximums plus the copays and coinsurance charged for doctor office visits, hospital stays, diagnostic tests, visits to specialists, prescription drugs and other medical services. This is very important because if you choose an Advantage plan, you're not allowed to purchase a Medigap supplement policy, which means you'll be responsible for paying these expenses out of your own pocket.

Drug coverage: Check the plan's formulary -- the list of prescription drugs covered - to be sure all the medications you take are covered without excessive co-pays or requirements that you try less expensive drugs first.

Extra benefits: Many Advantage plans include dental, vision and hearing benefits, but they are often limited. Get the details on what exactly is covered.

Out-of-network coverage: Since most Advantage plans limit you to using in-network doctors only, find out what's covered if you have an emergency outside your network area. This is especially important if you travel extensively or live part of the year outside your network.

Locations: If you don't use any particular doctors and you live in a rural area, make sure the doctors in the plans you're considering are located near you. Also check to see if the hospitals, home health agencies and skilled nursing facilities that the plan covers are nearby too.

Retiree benefits: If you have coverage from a former employer, be sure you speak with the benefits manager, because signing up for Medicare Advantage may void your retiree coverage.

Get Help

If you don't have a computer to compare plans, or if you don't feel comfortable working through this information on you own, you can get help by calling Medicare at 800-633-4227. They can do the comparing for you over the phone, and enroll you in a plan when you're ready.

Another good resource is your State Health Insurance Assistance Program, which provides free Medicare counseling. Visit shiptalk.org, or call 800-677-1116 to locate a counselor in your area. And, check out the HealthMetrix Research "Cost Share Report" at medicarenewswatch.com. This service chooses the best Advantage plans based on health status.

Fun in the sun: A look at youth summer sports camps, clinics in ...

The Girls' Sports Program at the San Antonio Sports Complex encourages socialization and personal empowerment.

Now that school is almost over, parents typically start looking for summer camps and fun outdoor activities for their children to do.

But if you haven't yet started or don't know where to begin, then don't worry - we've got your back. Oakland Local has searched and put together a list of free and affordable things for kids of all ages - especially young and teenage girls - to do this summer.

Girls' Sports Program

The city of Oakland's office of Parks and Recreation Youth Sports Department, has a new home. Since March, Oakland's boys and girls' sports programs are run and administered from the San Antonio Sports Complex, located at 1701 East 19th St. in Oakland.

?We were told in February that we were going to be given a center,? Christina Bagwell, the girl sports coordinator for the Girls' Sports Program at the complex, said. ?The focus of our center would be on providing a variety of sports that are out there. It gives us a little more flexibility and freedom. We now have more options to run programs freely or better.?

The girls' program consists of sports leagues, camps and clinics in basketball, softball, soccer and other sports. The program is available to young girls between the ages of 5 and 18.

?There?s this negative connotation with the city of Oakland. People assume that our programs are the same as neighboring cities," Bagwell said. "Our programs are ahead because most of them are free.?

Bagwell said that both the girls' and the youth sports programs have experienced many obstacles.

?There are always obstacles when it comes to city programs,? she said. ?However, we are trying to do more with less because our department is all about that. We find a way to hire and keep staff. This city-wide program serves hundreds of kids a day. Having this site will offer a solution to some of our obstacles, with one being staff retention.?

Aside from the sports programs offered, the office of Parks and Recreation also teaches girls about physical activities such as cheerleading, Double Dutch, track and field and golf.

?As a part of the program, we offer a girls? sports summer camp here at the San Antonio Sports Complex,? Bagwell said. ?Our services are offered to girls of different ages and stages. Young girls tend to go for Double Dutch, cheerleading and basketball. Most of them are drawn to that.?

?We do Junior Warriors, Junior Giants and Junior Football,? Bagwell added. ?We run that together. These are city-wide programs. We have tournaments held at centers all throughout Oakland.?

For more information, contact Bagwell at (510) 238-2952 or cbagwell@oaklandnet.com.

Girls' Sports Summer Camp

The goal of the Girls' Sports Summer Camp is for girls to be inspired and disciplined. According to Bagwell, girls in the camp have the ability to be both active and learn the concept of teamwork.

?We help girls build self-esteem, especially in a world where the media is telling them to be a certain way,? she said. ?This program is extremely important because it builds so many character traits that at times, are not identified in the moment. It both builds and reveals character. It also allows young girls to express themselves in a community environment.?

The registration deadline for this summer camp is June 15. The camp officially begins June 18 and ends Aug. 24. The fee for kids ages 6-12 is $50 and $30 for teenagers between the ages of 13 and 15.

?A big thing that we do here is introduce them to new avenues,? Bagwell said. ?There are sports other than basketball that they can do or get into.?

Weekly activities for the Girls' Sports Summer Camp include: swimming every Tuesday and Thursday at Fremont Pool - located at 4550 Foothill Blvd. in Oakland - and field trips every Friday.

?We often take field trips, go to recreation centers in the city and help the environment by taking public transportation on our trips,? Bagwell said. ?Before we didn?t have a site; this year we are hoping for an enrollment of 60 kids. We are excited to offer this program and are just trying to establish a foundation for programs and services to be offered for summers to come.?

The weekly field trip cost for kids is $15. The San Antonio Sports Complex hours are from 8 a.m. to 3:30 p.m. Monday through Friday. There is a free summer lunch program included; after care from 3:30 to 6 p.m. is available for $10.

?We go to Six Flags, Great America and to an Oakland A?s and a San Francisco Giants game,? Bagwell said. ?Every Friday, the city rents buses and provides us with free transportation. We also go roller skating, ice skating, bowling, to the Oakland Zoo, Golden Gate Park, to the Grand Lake Theater, Roundtable Pizza and the East Oakland Sports Complex.?

Double Dutch

For four years now, the Redwood Heights Recreation Center has held a free double-dutch class. This year-round class meets every Friday at 3883 Aliso Ave. in Oakland. According to Bagwell, it is the most established Double Dutch class in the Bay Area.

?In my history, the department is so passionate to offer and serve the community,? she said. ?There is a lot of passion and commitment from our staff and department.?

Junior Giants T-Ball and Baseball

The Junior Giants baseball program is designed for kids of all ages. This is a free program that is held at recreation centers and other sites including Allendale, Golden Gate, Bushrod, FM Smith, Carmen Flores, Arroyo Viejo, Mosswood, Poplar, Lincoln Square, Manzanita, San Antonio, Franklin, Rainbow, Montclair, Dimond, Tassafaronga and Garfield.

?We definitely like to utilize our fellow regional parks, nearby cities and recreation centers,? Bagwell said. ?There are approximately 24 centers throughout the city of Oakland.?

The Junior Giants T-Ball program serves kids ages 4-8 and runs during July and August. According to Armond Gray, the youth sports coordinator for the Youth Sports Program, sign-ups have already begun.

?Although sign-ups started May 14 online or at any recreation center, the league starts June 23,? Gray said. ?People need to register on June 22 from 8:30 to 11 a.m. They can do so at their nearest recreation center or at whatever center they decide to play in.?

Depending on the site, practice days for Junior Giants T-Ball vary. Usually, game days are held on Wednesdays.

?We have ordered about 600 to 900 jerseys for the entire Junior Giants camp,? Bagwell said. ?The league is comprised primarily of middle school kids.?

Older kids between the ages of 7 and 19 can participate in this instructional baseball league, too. As with the T-ball league, these kids will play in the program from late June through mid-August.

?We are excited to offer so many programs,? Bagwell said. ?We don't like to close programs and turn down students. We have offered scholarships to many programs before. We know the benefit.?

For more information, contact Gray at (510) 238-6279 or agray@oaklandnet.com.

Ace Kids Golf

The Ace Kids Golf program is free for youth ages 9-17. It lasts through the summer and during each school year. Parents are advised not to drop off kids at selected golf courses. Instead, participants must be picked up from a recreation center or school site, transported to a golf course and then returned to the original pick-up location.

For more information, contact Preston Pinkney at (510) 351-5812, ext. 23 or ppinkney@oaklandnet.com.

First Swing Golf Program

Adults and kids of all ages are welcome to learn the basic skills needed to play the sport of golf. Classes are held on Mondays from 8 to 10 a.m. or from noon to 2 p.m. To learn more about youth and teen classes and class schedules, contact George Henderson at (510) 535-5608.

Warriors Basketball Camp Summer 2012

The Golden State Warriors will host five basketball camps in Oakland; including four starting July 9 at the Warriors Practice Facility in Downtown Oakland - located at 1011 Broadway. The other camp session will be held at Head-Royce School, located at 4315 Lincoln Ave. in Oakland.

Boys and girls, ages 7 to 15, have the opportunity to learn individual skill development and basketball fundamentals from current and former Warriors players and coaches. Prices range from $270 to $300. To receive discounts for multiple sessions and siblings, you must register by May 31.

For complete details on Warriors Basketball Camp and to sign-up online, visit warriors.com or call (510) 986-5310.

Oakland Middle School Soccer League

All middle schools in Oakland are invited to participate in the Oakland Middle School Soccer league. This league is run entirely by volunteer coaches. Schools that have played in this league prior to this year include KIPP, Lighthouse, Madison, Montera, UPA, UFS, ASCEND, Melrose, Roosevelt and Edna Brewer.

Is that a legal job interview question? It's murky

Forbes Images

While asking general questions about age or religion aren't clear-cut under discrimination laws, queries about a person's disability are not allowed.

By Eve Tahmincioglu

Are you pregnant? What religion are you? How old are you?

There are certain questions most of us don?t expect hiring managers to ask during a job interview because we think they?re too personal or even illegal.

But while such inquiries aren?t always legal no-nos, they can be hazardous.

Cynthia M. applied for a job at Florida insurer, and believed she was more than qualified for the position. But during the interview she was asked about her religion and probed about her marital status.

?I was asked point-blank if I attended church and ?which one?? ? said Cynthia, who didn?t want her full name used because she feared it would hurt her continued job search. She was also asked if she had a family.?When she told the recruiter she had a daughter, the interviewer asked, ?Is that all??

?That particular?interview was very brief and there was zero response to my carefully thought-out letter I sent after the interview as a follow-up,? she explained. ?I guess he didn't like that I was a single parent.?

A reader on our Facebook page, Linda Och, wrote recently that during a phone interview for a job she was asked her birth date and age. ?I never heard from the employer again. I feel it was the cause of my not hearing about a second interview,? she maintained.

?Is this not discrimination?? she asked.

While you can?t refuse to hire someone based on a characteristic that?s protected under the nation?s labor laws, including things like religion or age, questioning a job applicant about such things by itself isn?t going to get government discrimination defenders banging down any company doors.

What happens as far as hiring decisions after the questions are asked is what ends up getting employers in legal hot water.

?Pre-employment inquires about a person's race, sex or?pregnancy, national origin,?religion?or age are not technically illegal under the laws we enforce as long as they are asked of all people,? said Justine Lisser, a spokeswoman and senior attorney for the Equal Employment Opportunity Commission.

Dads, are you feeling pressure to do it all?

?Employment decisions made on those bases -- such as denying employment to all pregnant women, or everyone who isn't a Christian, are illegal, however,? she continued.??When investigating a charge of discrimination, the EEOC will look at these types of pre-employment inquiries as indications of discriminatory intent.?

Nigel Telman, an attorney with Proskauer, an employment law firm that represents employers, said questions related to protected categories such as age or religion may seem innocuous to some hiring managers but can end up causing problems down the line. ?An applicant who didn?t get the job can allege they told the employer something about a protected characteristic,? he noted.

Indeed, if there turns out to be a pattern pointing to discrimination against a certain group or groups, such questions may become substantiation of illegal practices.

In the case of Texas Roadhouse, questions by hiring managers about age are part of anecdotal evidence in the age-discrimination case against the restaurant chain brought by the EEOC last year.

The EEOC case alleges that managers were instructed to hire younger job applicants, and that?older unsuccessful applicants nationally were told: ?There are younger people here who can grow with the company? and ?You seem older to be applying for this job.?

Texas Roadhouse officials did not immediately return a telephone call requesting a comment.

While asking general questions about age or religion aren?t clear-cut under discrimination laws, queries about a person?s disability are not allowed.

Under the Americans with Disabilities Act, employers are prohibited pre-employment inquiries about an applicant?s disability, according to the EEOC. ?

The agency states on its ?pre-employment inquires? web page that:

  • Employers generally cannot ask disability-related questions or require medical examinations until after an applicant has been given a conditional job offer.?
  • Employers are permitted to ask limited questions about reasonable accommodation if they reasonably believe that the applicant may need accommodation because of an obvious or voluntarily disclosed disability, or where the applicant has disclosed a need for accommodation.

In addition, it?s illegal to ask questions about genetic information or family medical history under the Genetic Information Nondiscrimination Act, the EEOC?s Lisser pointed out.

And, she added, ?It is also illegal for an employer to advertise?for specific characteristics such as sex, age or race.??

Given that personal questions could lead to claims of bias, you?d think employers would have abandoned the practice already.

?Some managers need a reminder that these questions are hazardous to the company,? said Richard Howard, an employment attorney with Meltzer Lippe.??Hiring managers should absolutely steer clear of questions regarding age, race, religion, pregnancy, and marital status.?

Has a hiring manager ever asked you an inappropriate question related to age, race, religion, pregnancy, health, or marital status? Share your story below.?

Acting in Unison Stirs Up Aggression

Moving in unison can encourage aggression

Military leaders have long known that marching in unison makes for a tight-knit platoon. Past research by psychologist Scott Wiltermuth of the University of Southern California Marshall School of Business suggests that this cooperation emerges when the group members? emotions are aligned. Now he finds such synchrony can also encourage aggression, according to a study published in January in the Journal of Experimental Social Psychology.

Wiltermuth and his colleagues assigned subjects to groups. The researchers gave each group a set of cups and taught them a choreographed cup-moving routine that they would perform later to music. To create an atmosphere of competition, the researchers tasked them with memorizing a list of cities?they would be tested later, and the highest-scoring groups could win $50. Then all participants put on headphones and performed the cup routine in time to the music they heard. In some groups, participants ended up moving the cups in sync with one another; in other groups, each subject heard music with varying beats and could not coordinate with other participants. After completing the cup activity, the researchers told each group they could select the music a different group would hear during its cup-moving routine. One of the options was a loud, aggravating blast of static. Teams that had moved in sync were more likely to choose the noxious noise than those that had been out of sync. A more tightly knit team, it seems, is a fiercer foe.

In a companion study, to be published in Social Influence, Wiltermuth found that members of an in-sync group were also more destructive. The groups were given live pill bugs and told to shoo them into boxes described as ?exter?minators? (in reality, the boxes held the bugs unharmed). When prompted by a leader, those that had moved in sync earlier drove 54 percent more insects into the extermination boxes than did out-of-sync control subjects.

Wiltermuth explains that these findings underscore the importance of questioning our actions and those of our leaders. ?We are doing things we wouldn?t otherwise do, because we feel an emotional connection to our team,? he says.

Greek tragedy: Economic crisis sparks brain drain

"Things are getting worse and worse in Greece. There is no future for the next few years there," says Christos Christoglou, a Greek inspection engineer who moved to Germany to find work.

By Andy Eckardt and Carlo Angerer, NBC News

MAINZ, Germany ??Thousands of well-educated workers are fleeing Greece as the eurozone crisis batters their homeland.

Germany, Europe's economic powerhouse and?a country which has been criticized by many Greeks over its harsh demands for austerity cuts in return for bailout cash, has experienced an influx of young skilled immigrants.

Der Spiegel magazine noted that while Greek newspapers "printed cartoons depicting the Germans as Nazis, concentration camp guards and eurozone imperialists who allow their debtors to bleed to death," the Greeks have kept arriving ??bringing an "anything is better than Athens" attitude with them.

With more than 50 percent of young Greeks out of work, it's not surprising that official statistics show?the number of Greeks who moved to Germany increased 90 percent during 2011.?

Unemployment rates have consistently been shrinking in Germany in recent years and the economy is thriving despite Europe's ongoing financial crisis. Relaxed cross-border employment regulations for member states of the European Union also make Germany an attractive choice for job seekers.?And while Germany is in need of specialized workers, the Greek labor market has little to offer.

Leftist tipped to be next Greek leader warns of 'Cold War' over cuts

"It is virtually impossible to find a job in Greece at the moment,"?says Christos Christoglou, an inspection engineer who took a job at?German chemical and pharmaceutical giant Bayer?at the start of the financial crisis in June 2010. "It is not that there are only very few jobs for young graduates to seek, no, there are none, zero, there is nothing."

A year after moving to Germany, Christoglou's wife Mary and their 5-year old daughter Georgina joined him last summer. The family now lives in a four-bedroom apartment in Leverkusen. They are likely to stay for good.

"My wife, an English teacher, and our daughter, do not speak German yet. But my Mary will soon also try to find a job," Christoglou told NBC News.?"And while, yes, it is quite difficult to be without our close friends and family in Greece, I do not want to waste my six years of intensive studies to find myself without hope for the future."

Christoglou, 38,?says incentives are needed to prevent Greece's well-educated workforce from abandoning the country.

"I know many Greek academics, but also ordinary workers, who have moved to wealthier European countries, like France, the Netherlands or Sweden," he added.

Greek debt woes put Europe on financial knife edge

According to Germany's national statistics office, some 24,000 people left Greece last year to live and work in Germany, almost double the number who did so in 2010. However, Der Spiegel quoted?Hamburg-based immigration expert Vassilis Tsianos as pointing out that those figures did not include people who had not registered with German authorities. Tsianos told the magazine he estimates that 60,000 new Greek immigrants arrived in Germany in 2011.

There was also a significant spike in the number of immigrants relocating to Germany from other economically depressed southern European countries last year, with official statistics showing an increase of 52 percent from Spain, 28 percent from Portugal and 23 percent from Italy.

So much for 'the Spanish dream': Euro crisis turns suburbs into ghost towns

Until a few weeks ago very few people had heard of him, but Alexis Tsipras could soon be the next Prime Minister of Greece. His anti-austerity stance won his party second place in the recent election, and the forecasts for next month's run-off suggest they could do even better.

The recent arrivals include 27-year-old IT specialist Vasileia Paschali, who decided to bid farewell to Greece's political and economic turmoil and?arrived in the quaint southern German city of Boeblingen nine months ago. She didn't speak a word of German.

"The most difficult thing was learning German, it was terrifying at the beginning,"?Paschali told NBC News.?"Life is so quiet and structured here in Boeblingen, which is quite a contrast to the hectic routine I experienced in Athens."

She responded to a job offer from German engineering development supplier Ruecker, a company which mainly services the automobile and aviation sectors.

Europe told to prep for Greek exit scenario

Wiesbaden-based?Ruecker is?actively recruiting technical engineers?from Greece, Portugal, Spain and Italy, offering them a two-month paid language course followed by an open-ended contract with a guaranteed base salary of about $4,500 per month.

"There are simply not enough qualified applicants on the German market," says Thomas Aukamm, who works for Ruecker's marketing and recruiting department.?"These are investments that we need to make in order to secure the workforce that we work with in the future."

The company has received about 3,500 applications, mainly from southern European countries, and is presently evaluating about 500 of them.

"Even if we could only fill 10 percent of the open positions, we would be very happy," Aukamm added.

Many residents fear that a slow economy is cutting into the number of foreign visitors. NBC's Stephanie Gosk reports.

'Leaving everything behind'
For Paschali, whose parents, 28-year-old brother and other close family members remain in Greece, the move to Germany was not an easy choice.

Paschali already had a job at a local company in Athens, but she was forced to accept a 20 percent pay cut due to the financial crisis.

"Leaving everything behind with an uncertain future was difficult, of course, but I was seeking stability and believe that I can find it here in Germany," says Paschali, who is originally from the rural town of Trikala.

Greeks withdraw $894 million in one day

Greece's national unemployment rate presently stands at nearly 22 percent overall ??German tabloid BILD has depicted Greeks as "lazy" ??and widespread protests against the government's austerity measures continue. However, an estimated 70,000 engineering positions remain unfilled at the moment in Germany.

Courtesy Anna Sioki

University graduate Anna Sioki moved to Germany from Greece two years ago. "I was one of the lucky ones because I left at the beginning of the crisis," she says.

"Germany's skilled labor shortage could have severe economic consequences," said Dr. Ina Kayser of the?the German Association of Engineers (VDI). "We estimate that the labor market could face economic losses of up to 7 billion euros, or nearly $10 billion, as a result of, for example, production delays or necessary relocation of production abroad."

Other German business sectors are also starting to look abroad.

'Vicious circle': Europe crisis threatens world economy, OECD says

Hospitals and private medical practices are also in need of highly trained personnel, especially in Germany's rural areas, where many workers have migrated to cities.

Karl Horn, staff manager at the Rheinhessen Clinic in Alzey, says that health care executives are increasingly looking at the southern European labor market.

"We've already sent out tweets in Spanish to advertise openings at our clinic," Horn said.?

Why so glum? Germans struggle to find joy, poll suggests

Despite a degree in applied foreign languages,?Anna Sioki was only able to find work at a book store in Thessaloniki after finishing her studies in 2009. She decided to come to Germany two years ago.

A new election is scheduled for June 17, as debate continues over the country's place in the euro zone. NBC's Stephanie Gosk reports.

"I was one of the lucky ones because I left at the beginning of the crisis," the 27-year-old told NBC News.

Her parents were not as fortunate. Sioki's father, an electrician, had to close his shop due to a lack of business and has been unemployed for nearly two years. Her parents now live on a small pension that her mother receives.

"It is pretty bad that all the specialists are going abroad," Sioki self-critically remarked.?"How is Greece supposed to make progress that way? But, I see no other solution for myself and the other young Greeks."

Automotive Article: Looking at auto insurance quotes for a new car

So you've bought yourself a new car? Congratulations! That's certainly a purchase that matters a lot to most car owners. Whether it's your very first car or just another vehicle to add to your garage, buying a new car is always exciting. Each car certainly feels different on the road and you will always try to find the model that will make you feel comfortable both as a driver and as a passenger. But with a new car comes new responsibility, which always takes the form of insurance. And it's this small bit of responsibility that can sometimes spoil all the fun about buying a new car since it can be really expensive. So let's try to learn how to optimize insurance costs and not spoil the excitement of owning a new vehicle.

One of the things that really matters is the way you financed your car and this is the first thing to look at. The most common option in our country is using auto loans since you can always get good rates and buy a car that you otherwise would have to save a lot of money for. But there's a downside to using auto loans from the insurance perspective since you will be obliged to purchase additional types of coverage with your policy in order to get the loan. Most lending companies require collision and comprehensive coverage to be purchased with the insurance policy and that can considerably increase auto insurance quotes for your car. So make sure to consider this effect when financing your car through a loan. If this is the only way you can get your car the best thing to do is to look at the mistakes most commonly made by people buying a car like this and try to avoid them.

First of all, don't get the policy offer at the dealer's office or by the lending company. They usually have exclusive contracts with specific companies and offer higher rates than you would get from a third party provider. You're obliged to purchase additional coverage but they can't make you buy it from a particular insurer. So when you get your loan take the time to get auto insurance quotes from as many companies as possible in order to get the most competitive offer possible. You will be surprised to see that you can actually find affordable policies even with collision and comprehensive coverage included. That's the whole purpose of comparison shopping.

When using your own money to finance a car you should consider two main options. First, you can get the most stripped down policy carrying only third party liability that will automatically offer cheap auto insurance quotes right from the start. Of course, this means that the situations when your policy will apply will be quite limited. But instead you can save a lot of money on auto insurance. Yet, assuming that you can afford to buy a car without using credits, loans or any other forms of financing it's logic that you actually have enough money to buy decent coverage for your auto as well. And you would certainly like to buy more coverage options in order to protect your car adequately. After all, things like comprehensive coverage or uninsured motorist coverage really come in handy in a range of situations where a basic policy would simply make you pay out of own pocket. You should seriously think about this after you have celebrated you new car purchase.

How to Select Professional Real Estate Advisors Not Amateurs ...

How to Select Professional Real Estate Advisors Not Amateurs

How to Choose Professional Advisors Not AmateursEven the top real estate professionals in the world still use advisors when making decisions. There are many decisions that you have to make to get started investing in real estate and to keep the ball rolling. There is definitely strength in numbers and having a strong team of advisors will help you. The knowledge and experience of those around you can help you make the right decision or steer you away from a complete disaster. Learning how to choose professional advisors and not amateurs will help provide the foundation for a great career buying and selling investment property.?

?

What is a Professional Advisor?

There are many people that hold advanced degrees or that have experience in various areas of business, law and financial industries. This does not make every person a professional advisor. A common mistake made by those that enter real estate as a beginner is attorney selection. There are many documents that are best reviewed by an attorney before they are signed. This includes documents for a turnkey investment property. The type of attorney selected is important. Using a real estate lawyer or estate lawyer is an example of a professional advisor. Using a DUI or personal injury law attorney to review real estate documents might lead to mistakes in decision making or analysis due to misunderstands of property laws and regulations.

Another example is property managers. You can have someone join your team or offer advice that is experienced in real estate. Since there are several areas of real estate, making sure that the advice you get pertains to your area of real estate is essential. Commercial real estate managers usually manage hundreds of units compared to what a residential real estate manager manages. Someone that manages investment property in the area where you plan to invest will have local information and understand the rent prices and other complexities. Someone that manages no residents in the area where your property is located or where you will invest might not offer the best information to help you.

?

Knowing Who You Can Trust

Bouncing ideas off of someone and getting factual advice when you need it are two different things. Selecting a turnkey property company that has the experience investing in the area where you plan to invest likely has information that private investors do not. Successful property managers that deal with hundreds of tenants in the same city or nearby city where you will invest can teach you a lot. Reading testimonials and asking a lot of questions are one way how you learn about real estate, property management and being a landlord.

Knowing how to spot an amateur versus a professional gets easier with time. The more that you self-educate yourself you will be able to plan for helpful in advance. Real estate investing takes some time to learn correctly and the strength of the team that you have around you will help you get results. Referrals can be made and relationships can grow based on the helpfulness of the professional real estate advisors you select.

Southeast braces for heavy rain, winds from Beryl

Tropical Storm Beryl has residents in Georgia and Florida bracing for drenching rains and driving winds. The Weather Channel Mike Seidel reports.

By msnbc.com staff and news services

Updated at 2:33 p.m. ET: Tropical Storm Beryl already was wrecking some Memorial Day weekend plans on Sunday, sending shoreline campers packing to head inland and canceling some events in the southeastern United States.

The storm is due to make landfall later tonight, from Jacksonville, Fla. to Georgia.

Beryl was still well offshore, but officials in Georgia and Florida were already bracing for drenching rains and driving winds. Campers at Cumberland Island, which is reachable only by boat, were told to leave by 4:45 p.m. The island has a number of undeveloped beaches and forests popular with campers.

Many people, however, seemed determined to make the best of the soggy forecast.

At Greyfield Inn, a 19th-century mansion and the only private inn on Cumberland Island, the rooms were nearly full Sunday; all guests were planning to stay put through the wet weather, said Dawn Drake, who answered the phone at the inn's office on the Florida coast.

In Jacksonville, Fla., Mayor Alvin Brown ordered a state of emergency, ending the Jazz Festival early and urging people to stay out of the water and off the streets, News4JAX.com reported. Workers are also out clearing tree limbs and debris that could be tossed about by the storm's winds.

"We are encouraging all residents to stay indoors," Brown said at a Sunday morning news conference at the Emergency Operations Center.?

But business was booming at Red Dog Surf Shop in New Smyrna Beach where customers flocked to buy boards and wax in anticipation of the storm's high waves. Officials all along the coast warned of rip currents, waves and high tides ? all of which can be dangerous but also tend to attract adventurous surfers.

Joe Murphy, a spokesman for the Ritz Carlton in Amelia Island, said he was not seeing a flood of checkouts or people trying to get off the island. The hotel expected about 140 checkouts out of 466 rooms, he said.

Outdoor dining had been moved inside and the hotel set up movies and family game activities, but the hotel had no plans to board up or move patio furniture inside.

"So far it's kind of business as usual, but with that sort of anticipation of what does the storm mean," Murphy said.

Beryl was upgraded from a subtropical storm on Sunday afternoon. It was centered about 110 miles (175 kilometers) east of Jacksonville, Fla., and about 120 miles (195 km) east-southeast of Brunswick, Ga. Forecasters said the system had maximum sustained winds of 65 mph (100 kph) and was moving west at 10 mph (17 kph).

Beryl?was projected to make landfall late Sunday or early Monday, though tropical storm conditions -- meaning maximum sustained winds of 45 mph (72 kph) --?were expected to reach the U.S. coast hours before that. Once it makes landfall, Beryl will continue dumping rain over parts of Florida and Georgia before slowly moving back out to sea.

Tropical storm warnings were in effect for the entire Georgia coastline, as well as parts of Florida and South Carolina, the U.S. National Hurricane Center said.

Beryl was expected to weaken to a depression Monday once it came ashore, the center said.

On Tybee Island, a barrier island not far from Savannah, water off the beaches was closed for swimming Sunday morning. Tybee Island fire Chief C.L. Sasser said winds of up to 42 mph were creating "horrendous water currents." Only people with flotation devices strapped or tethered to their bodies were being allowed into the water, and they were being cautioned to not venture in farther than knee deep.

"Even if you're standing in waist-deep water, the current can sweep you out quickly," he said.

His ocean rescue team pulled a total of 48 people from the water on Saturday, he said, including about 27 that were considered to be in life-threatening conditions. One man who was sucked under the water was rescued by friends and onlookers and was taken to the hospital in serious condition.

A band of showers soaked the beaches late Sunday morning, causing crowds to thin, Sasser said. With alternating rainy and sunny weather forecast throughout the day, he said he expected the crowds on the sands to ebb and flow.

In South Carolina, Janice Keith with the Myrtle Beach Area Convention and Visitors Bureau said the office hadn't fielded any calls from concerned tourists.

In Beaufort County, emergency management deputy director David Zeoli said officials were continuing to monitor the storm and encourage people to have a plan in case conditions get worse.

Zeoli said winds had kicked up in the area that includes Hilton Head Island, a popular golf and beach destination. "It's just a wet day here," he said.

Human rights protests drown out Eurovision

By Margarita Antidze, Reuters

BAKU, Azerbaijan -- Tens of millions of television viewers will tune into Europe's annual pop music contest in the former Soviet republic of Azerbaijan on Saturday, but a war of words over human rights may drown out the singing, self-promotion and kitschy costumes.

Hundreds of excited Eurovision Song Contest fans have already arrived in the oil-rich Azeri capital of Baku, which has undergone a $60 million facelift in preparation for the event with a shiny new 23,000-seat rectangular Crystal Hall on the shores of the Caspian Sea at the centre of the celebrations.

"People are very friendly in Azerbaijan and food is fantastic. We enjoy being here and we love Eurovision," said Dmitry, a 19-year-old flag-draped fan from Moldova, accompanied by new Azeri friends.

The multi-purpose Crystal Hall arena was built by a German firm in eight months for an undisclosed sum of money.

Russian grannies, Humperdinck among top Eurovision contenders

But human rights groups say some buildings in the centre of Baku were specifically torn down with the song contest in mind and that the forced eviction of residents, especially in areas around the Crystal Hall, casts a shadow over the event.

Azerbaijan won the right to host the annual contest last year in Germany with the victory of its entry, the love song "Running Scared," from Eldar Gasimov and Nigar Jamal, better known as Ell/Nikki.

It is the fifth former Soviet republic after Estonia, Latvia, Ukraine and Russia and the second Muslim country after Turkey to host the event.

Decorations and demonstrations

In preparation, Azerbaijan has trained thousands of police, temporary staff and volunteers in basic foreign language skills to welcome contest participants and cope with the thousands of fans arriving from around Europe.

"I have been trained for a few months and can speak basic English now," said Elchin Guluzade, a 43-year-old taxi driver, who drives one of the dozens of cabs bought ahead of the event.

Taxis as well as buses and streets of the capital Baku are decorated with Eurovision emblems and the slogan "Light your fire!" Locals and guests stroll around in Azeri national colors of red and green as well as blue Eurovision t-shirts and caps.

"I think that many more people will learn about our beautiful country after Eurovision and many more will come to see it," 19-year-old student Sabina Mehdiyeva said, adding her voice to many Baku residents who welcomed the contest.

Despite the effort to highlight progress that the oil-producing nation of nine million people has made since independence in 1991, critics of President Ilham Aliyev's government have taken the opportunity to air allegations of human rights abuses.

Critics accuse Aliyev, who in 2003 succeeded his father to the presidency of the Caspian Sea country north of Iran, of clamping down on dissent, but Baku says the country enjoys full freedom of speech and a vibrant opposition press.

Dozens of peaceful protesters were arrested this month in central Baku during rallies and marches demanding democracy and the resignation of the government.

"A stern crackdown of freedom of expression, dissent, NGOs, critical journalists, in fact anyone who criticizes the Aliyev regime too strongly, and we've seen this continue right up until the Eurovision Song Contest," Amnesty International Europe and Central Asia director John Dalhuisen told Reuters.

But senior Azeri officials responded to allegations by calling them "anti-Azeri propaganda."

"Their conclusions do not correspond with reality", said Ali Hasanov, head of the public and political issues department at the presidential administration.

The government is also under fire from Islamic figures as well who object to the Eurovision pageant. Senior Iranian cleric Ayatollah Sobhani has issued a statement urging Muslims in the region to protest what he described as "anti-Islamic behavior."

The song contest, which is a major show business event in many participating countries, has also been marred by the decision of Armenia to pull out of the contest this month.

The move underscored tensions over Nagorno-Karabakh, a mainly Armenian-populated enclave inside Azerbaijan that Armenian forces seized control of after the collapse of the Soviet Union.

The economic crisis in Europe is a factor in this year's competition. The home country of the winner must host the competition next year. According to ITV, Spain's entry, Pastora Soler, was asked "not to win" by her country's public television channel because?the country would not be able to afford to host the elaborate ceremony.

What About Your Friends?

Saturday, May 26, 2012 @ 6:24 PM

I chose to discuss this topic after years of my personal friendship tribulations throughout my life as an adult. Ironically enough, I have only been a young adult but for so many years, so as you can pretty much guess, the problems started from early on. I think it's safe to say that for most of us, recycling friends is pretty much a staple of our young adulthood, the result of which are things that are either in our control or not. From failed attempts to hold onto high school friends following our senior year, to forfeiting some of our colleagues following graduation- some of these relationships end through time but for the most part, are amicable.

Then there are those vicious fall outs that stem from shadiness. People who started out as innocent children that blossom into the ill-willed adult that they will most likely be for at least a good portion of their womanhood or manhood. Even if they were to redeem themselves later in life, by that point, most of the damage is done and they will have destroyed most, if not all, of their past relationships, leaving them to find a new life and form new camaraderie at 40.

For myself, I've had the misfortune of losing friends. I stress the "fortune" part because in the beginning it offended me to a point of painful angst but ultimately made me relieved upon realizing the potential poison of those broken bonds. With some people, I was literally friends with one day and then the next, not. With little to no explanation at that. Friends whom I've lent money to without hesitation, women whom I've offered advice to, left dates for in order to provide emotional support and whose children I've grown close to, ultimately dropped out of my life. Friends whose hands I held while they made life altering decisions that went against my own morale turned their backs on me shortly after my support. Women whose boyfriends would thank me for speaking to them positively versus being that of the "negative Nancy" who always tells her home girl to "leave him", were now looking at me differently as though I posed a threat to their relationships. I have unfortunately assisted in the grieving process of two lost boyfriends to two of my closest friends who would later end up betraying me the most (even though neither one have no relation to the other). I kept secrets between friends that they never shared with one another because everyone knows that secrets start and end with me. All of this just to have all those hands I've held eventually release their grip from mines and later slap me in the face (figuratively of course).

I think the biggest eye opener that showed me that anyone is capable of almost anything came when I was just 20 years old. I was providing comfort to a coworker-turned-close-acquaintance of mine whose boyfriend had just been murdered. This young lady and I were pretty close, despite some oddities behind her in which my longtime friend said she could not quite place a finger on. Any who, I had been bringing food to her house without question, attending church with her, stopping by her place for chats and making sure to make myself appear more than available to her. I had attended the wake and as for the funeral, had not been able to go due to a conflicting work schedule, however I did stay posted through a couple of mutual friends who went out to support her that day. At the time, I had a boyfriend who seemed uncomfortable at the mention of her name. Come to find out later on, before the death of this young lady's boyfriend and even afterwards, she had been making explicit advances and requests to have an affair with my man. And after me and this guy broke up (for other reasons) and I refused to reconcile with him, he went forward with the affair out of spite, knowing I'd eventually find out through our own shared group of friends.

Needless to say, the whole situation disgusted me. After straightening this man out, I approached the girl separately. I assured her that I was approaching her as a disappointed and angered friend, not a bitter-ex girlfriend wanting to "fight for her man". I wanted her to know that I didn't want this to get physical so that she wouldn't confuse my anger for what it really was- which was fury regarding our friendship which was now lost by way of her betrayal. However, I was very bothered that my usual "high road" speech to her was being confused for a reconcile. If there are two things people should know about me is: 1. Do not take my kindness for weakness and 2. Do not take my patience for tolerance. Long story short, she did both. I ordered that she not speak to me when we see each other because there was no confusion on my end that I was through with her as a person. She insisted that she would speak to me regardless because she found that ignoring each other in the company of shared friends was stupid and wanted nothing more than to be cool for the sake of keeping our circle copacetic. I attempted to reassure her again that I could care less about the politics surrounding a "friendship club" and that this was not the "Yaya Sisterhood of the Traveling Pants" or whatever you so call those *movies. This was real life and I no longer wanted to speak to her and her casual disregard for my request meant she was undermining my feelings towards what was truthfully a painful and humiliating situation. I warned her that if she did not respect the idea of ignoring me that I would have absolutely no problems kicking her ass the next time I saw her...

Needless to say, 8 months later, I kicked her ass and I waved a handful of 22 inch hair in my hand as a victory flag while leaving her with what was now a ponytail the size of a thumb. Am I proud of this situation? Not at all. But I'd be lying if I said I cared enough to regret it. I was numb about it then and I'm numb now. As I've said before, I do not condone fighting, but I do promote self-defense and I was defending my pride, which felt honorable at the moment. Please do not judge me for being open with you all about my flaws. And if you do, well hey, you're free to do so. I will say this though- that was not my last incident of a nasty breakup between friends and many more followed. None of them were physical but many were equally hurtful in their own way, if not more. I learned a few things that I would like to share with you all before closing out.

1. Being Nice Does Not Automatically Draw Nice People To You- I used to think that the idea of Karma applied to friendships and relationships. That what I put into a situation was what I would ultimately get out of it. I figured that if I did my job as a good friend, a good woman and just overall, a good person- that naturally, bad people would detract from that and instead, grateful and kind people would find themselves to me. I assumed that a positive spirit was the most obvious way to ward off all evil. But I was wrong. Be aware that opposites attract and that in reality, those with ill-intentions will readily find themselves flocking towards you. This means that being nice is one thing, but you must reassure people through your actions that you are also very keen to their ways. This of course will not stop people from trying to harm you but it will make them think twice about pulling one over on you, as well as minimize your chances of headache and heartache.

2. Most Of Your Better Friendships Will Come As You Grow Older- Do not think you owe anything to anyone just because of the time invested into them. This means that not even a childhood friend gets a "pass" at being 86'd depending on the severity of the situation. Do they get a chance at being reviewed again for a friendship renewal? Yes. But ultimately, if they are not for you, do not lie to yourself. Same goes with relationships. Remember, not all investments made are good ones. If that was the case, we'd all be rich. Stop crediting friendships and redemption to "time" knowing a person. If anything, people grow out of each other. When you are a young adult, that's when you truly become the person you will most likely be for the rest of your life. This means, you will most likely find "long-term" friends amongst the sea of adults who have things in common with you- including loyalty, humility and trustworthiness. Many of my friends now that I plan to remain friends with are women and men I met later in life, who share similar backgrounds, goals, and stories such as myself.

3. Not Every Ex-Friend Has An Explanation For You- What bothered me most at times was not having people explain to me our ultimate demise. Just know that most people don't even know why they are no longer your friends. This can often be the result of some underlying feeling that even they are choosing not to acknowledge themselves. There were friends I lost when I moved to New York and I had not a clue. I do recall them asking me why I was moving versus actually offering me up their support and well wishes. It was odd making my first visit to Florida knowing I had less people to link up with, but it was also very refreshing since I had the chance to maximize my time with those friends and family members who were genuinely interested in knowing about my time spent in NY so far.

4. Many of Your Friendships Will Get Worse As You Get Better- It's true! People do not like what they do not understand and they despise what they can not do. "Doing you" is something that should be different for everyone, but some don't quite get that. When you start branching out towards what it ultimately a successful step int he right direction of your career, life, etc- some friends will (unknowingly) dislike it and it will bring them a form of discomfort disguised in all types masks. Some friends will feel left behind, even if in reality, that is not your intentions at all. They may start acting different when you call or even worse, pretend to be "fake-busy" and avoid seeing you until you ultimately get the hint. Remember to not ever take offense to any of this!

Friendships. Friend. Ships. Last time I checked, ships do wreck. So never take offense to the demise of what was probably a weak boat anyway. This just means there is more room in your dock to "park" a yacht!

*editors note: the author of this post (me) is aware that "Yaya Sisterhood of the Traveling Pants" is in fact not a real movie, but rather, a sarcastic culmination of two separate films.
